I have used this type of tape for 8 years. The last one I purchased (the Sokkia Eslon) lasted 1 month short of 3 years and I use it 8-12 times a week for my appraisals. The hooks on the end make it much easier to measure homes with bull nosed stucco and many other exterior finishes that regular tapes will not hold to. It is an appraiser essential even if you use a laser tape.
